Off-plan or ready in Dubai? Start with the date you need the keys

An off-plan apartment and a ready apartment can share the same price and still ask very different things of your finances. Start with when you need the home, how much cash you can commit and what happens if your timetable changes.

Put your own deadline first

If you need somewhere to live soon, begin with homes you can inspect and a realistic transfer timetable. A ready property is not necessarily vacant: ask about occupancy, access and the basis on which possession will be delivered. With off-plan, make a separate plan for where you will live until completion. Treat the advertised handover date as a point to investigate in the contract, rather than a moving date you have already secured.

Compare payments on a calendar

Write down every payment date, including the reservation, construction instalments and any amount due at handover. Alongside it, list the cash you expect to have available at that time. A smaller initial payment can look comfortable while leaving a difficult final instalment. For a ready home, ask for an itemised estimate of transfer and financing costs. Compare both options on the same basis rather than comparing only the deposit.

Check the project, then the paperwork

Dubai Land Department provides a project-status enquiry through Dubai REST. Its Dubai REST information page describes access to completion information, project photographs and escrow details. Use official project information alongside the documents supplied by the seller or developer. Ask a qualified adviser to explain provisions about delays, cancellation and resale restrictions before committing money.

Look at what you can actually inspect

A finished home lets you examine light, noise, room dimensions and common areas. Visit at a time that resembles your daily routine. A show apartment can help you understand a proposed layout, but ask which finishes, views and fittings are contractual. Save the agreed specification with the signed documents. For either route, confirm parking, storage and the area measurement used in the listing.

Do not spend tomorrow’s rent today

A ready home may be available to rent after completion, but vacancy, repairs or an existing tenancy can change the timing and amount. An off-plan home cannot provide occupied rental income before it is delivered and usable. Build a cash reserve around your actual obligations. Price growth and future rent should remain assumptions you can change, not money needed to make the purchase work.

Bring a brief that makes the shortlist useful

Send your consultant a budget ceiling, preferred areas, bedroom requirement and intended use. Add the latest date by which you need access and the payments you can comfortably make. Ask for one ready option and one off-plan option with their payment timelines side by side. The better choice is the one that fits your constraints after the documents have been checked, not the one with the most persuasive launch brochure.
